Key Responsibilities:
Assist the Property Manager in developing and implementing resident retention and leasing strategies.
Step in to resolve resident issues when the Property Manager is unavailable.
Perform all duties of a Leasing Consultant as needed.
Collect rent, late fees, utilities, and other charges; ensure accuracy of resident ledgers.
Respond to resident inquiries about delinquencies and organize follow-up communications.
Attend eviction court and manage the eviction and lockout process in accordance with TAA regulations.
Conduct daily property walks and inspect vacant units.
Complete move-in and move-out inspections with residents.
Work with collection agencies to ensure proper handling of past tenant balances.
Answer incoming calls professionally and direct inquiries appropriately.
Respond promptly to resident concerns and maintenance requests.
Coordinate and oversee maintenance service calls.
Supervisory Responsibilities:
Assist with supervising onsite staff in accordance with company policies and legal requirements.
Responsibilities include training, task delegation, performance evaluations, employee recognition, and conflict resolution.
Qualifications:
Bachelor’s degree preferred; or equivalent combination of education and relevant experience (minimum 2 years).
Leasing 101 certification is a plus.
Must possess a valid driver’s license and have reliable transportation.
Proficient in basic computer tasks and Microsoft Office (Word, Excel); ability to learn new software.
Strong verbal and written communication skills.
Proven ability to meet deadlines and manage multiple tasks.
Professional, solution-oriented, and resident-focused attitude.
Excellent interpersonal skills and the ability to maintain respectful relationships with colleagues, vendors, and residents.
